Brasilien: Townhouse in the historical center of Salvador with 1500 m² constructed area and colonial front

The historical and unique property consists of two terraced houses with identical façades that originally 
belonged to the same family, gathered around an atrium. The property was technically transformed into one 
house. It was based on a requirement of IPHAN (Instituto do Patrimônio Histórico e Artístico Nacional) because 
the neighborhood is listed as a World Heritage Site. The property was completely reformed and restructured. 
Most ceilings are over 4 m. The volumes are ample. All rooms are ventilated.

Property description:
Ground floor: 3 entrance doors (two in the house n ° 36, one in the house n ° 38), an entrance (middle door) 
with ceiling of 6 m, a room of the
side 38, several rooms/areas, a stone staircase to the lobby (5 x 5 m), after the lobby a large room with 
gallery and arcades
and finally a terrace overlooking the Bahia de Todos os Santos.
b / 1st floor: two rooms with balcony with panoramic view over the street and roofs of the city, the atrium with 
bathrooms, a large room with gallery and view
of the bay. In the middle of the room there is an old façade with a stairway between the living room and the 
ground.
c / 2nd floor: four apartments of different size. three with terrace either by the street, or by the bay and 
mezzanine
d / 3rd floor: storage and technical area (water supply, air conditioning)

The property was constructed in the end of the 19th or beginning of the 20th century. The reforms were 
conducted from 2004 – 2008.

The Rua do Passo is a well known and historical street in lower Pelourinho, it was not disfigured by bad reforms 
and the fronts are all authentic.
